If you are looking to obtain income from your property, renting it out to holidaymakers is a popular option; however, there are some important considerations.

Holiday or vacation rentals are considered any period less than 2 months.

You will need to apply for a holiday rentals license that can be done online. Once completed, you will obtain a license number that needs to be displayed wherever you advertise your property for rent.

Given that you are acting in the same manner as a hotel, there are a number of conditions that you need to comply with before renting out.

  • Importantly you need to ensure that your property has an occupation licence.
  • You also will need to ensure that there are no restrictions from your community of owners regarding short term rentals.
  • You will also need to ensure that your property is in a condition to be rented out. An example of the type of factors to consider include:
      • The bedrooms should have direct access to outside light, either via windows or patio and a means of darkening them, for example shutters,
      • You will need bed linen, towels etc and a spare set as well,
      • You will need to ensure there are sufficient glasses, plates and kitchenware,
      • There should be instructions as how to use the domestic appliances
      • There should be a first aid kit,
      • You will need to ensure guests are aware of community rules,
      • You will need to have a complaints book and notice of where it is located,
      • You will need to provide a contact number in case there are any issues with the property,
      • You will need to prove a local tourist guide indicating such things as local restaurants, shops, a map, taxi service etc.,
      • The property will need a heatingĀ  & cooling system,
      • The property will need to be cleaned before and after every rental

The above list is not exhaustive, but an indication of the type of facilities that you will need to provide

There are also restrictions as to the number of guests in the property, depending on the property.
